Some home renovations can make it easier to sell your property as they boost curb appeal; others will literally add value to your home. The best do both:
- Clad It
Your first consideration should be the outside of your home. After all, you want people to drive past and go “wow”! To achieve this, you need to take a look at the various cladding options. Any cladding will improve the look of your home but this is also the opportunity to place your own stamp on your home; there are many different designs and styles to choose from.
- The Driveway
Stay outside and take a look at your entrance way. You should have an easy path to your front door and a tidy yard; this will please the eye of any visitor or potential buyer.
You also need to consider installing a driveway; if you don’t already have one. Most people prefer to get their vehicles off the road. Having a driveway allows you to charge more for your home and for it to appeal to a wider audience.
- Kitchen Refurbishment
The kitchen remains the heart of the home. You want it to dazzle and impress; having the attest gadgets will also help the value and make it easier for you to use the kitchen.
You can rip it all out and replace it or opt for a cheaper option by just replacing the doors, flooring and countertops.
- The Bathroom
Your bathroom is a more personal space but still one that adds a significant value to your property. You’ll need to choose energy efficient appliances, a shower cubicle is generally better than one over a bath. But, if you have room it’s a good idea to fit a bath as well.
- Create An Outside Space
As soon as the weather warms up you’ll want to be outside enjoying the space and the feel of being at one with nature. Don’t scrimp on this project. Decking is usually the easiest way to achieve the right effect; especially if the ground is uneven.
Ideally pair the outside space with some patio or sliding doors to really make the inside space feel larger; it will help boost the value of your property.
- Extension
It’s a great idea to make your home larger by extending it. Adding a bedroom is likely to add value; as is the new utility room. However, simply making your existing rooms larger may not add much value to your home and certainly won’t help you to get your money back.
The extension has to add an extra room to make it worthwhile and it will need to be in keeping with the houses next to you. If it isn’t you may not increase the value of your home by as much as you would like.
- Light Tricks
Finally you can simply increase the value and appeal of your home by making it feel larger and brighter. Simply place mirrors in strategic places to ensure the light bounces round the room; this is a very low cost but high reward step.
